Do you attend any meet ups?

Search online for local REIAs and attend those.

I have started attending a local REIA monthly meeting (I've attended twice) and I've been listening to the BP podcasts (sequentially starting at #1). 

We've always had interest in real estate investing and that interest was peaked when we recently we attended a local real estate seminar.  

Sounds like you have another full time job where you can't properly attend to your re communications, there would be no other excuse for this.  

Attend local REIA's.

@Gary JosephsIn terms of finding investors and building your buyers list, I suggest you attend the networking events that are local to you or to the areas where you're planning to wholesale.

To be more helpful, here is a simple breakdown of my financial state: -Attending college for PTA degree, no school loans or debt-Working two part-time jobs, wife works as family nanny-A sizable amount in savings (I'd rather not state the exact amount in a public forum)My current thought is to do capitol investments with maybe a local fix-and-flip investor.

If any of you know of any local REI groups especially in NJ/NY I would love to attend them and do some more networking there.
