@Pierre E.In situations like yours, it may be best to engage with a medium-size CPA firm that has in-house specialists in multiple areas.

Bottom line:  never enter into negotiations without having the research done, your financing in place, proof of funds to close - and I recommend you engage an investor savvy realtor to represent you.
