Did you take pictures during the final walkthrough? 

One time expenses would include things like furniture, pots & pans, silverware, coffeemaker, blinds, bedding, TV, internet modem, electronic door locks, vaccuum, other cleaning tools, accents & pictures. 

I would try to connect with a few investors in the Chicago area and provide them with some pictures, etc and ask them for input.

By looking at the pictures you’ll be able to tell which ones are more run down versus higher end rehabs.

Hard to tell from the pictures but I think the variation in color we're seeing in #2, 3, 4 is the moisture?
