The thing is you don’t want to be called out by neighbors, as the city will come out and give you a notice of violation.

After a year you’d be able to get the Fannie equivalent of this, the Home Ready loan.

As I'm getting the paperwork for closing I noticed 3 leases signed in June.

In the last month or so, as I drove by the property at night and during the week end, I noticed that some people who work there have been leaving their cars in the parking lot, at the same spot for days.At my instructions, Property Management dropped a letter to all tenants reminding them that only business vehicles are allowed to stay overnight.

They said it is normally between 2-5% a year depending on the market, but they have a rule of thumb of not increasing it during the lease period and wait until about a month or 2 before the lease expire to give notice to the tenants.

Not really sure if there is some benefit to this- The commercial loan wouldn't count against my total allowable fannie mae loans- Hassle - this is hard to quantify, but dealing with 1 loan just seems easier overall What are some other things I should be thinking about here? 

Should I give separate notice along with the next rent increase notice or it can all be in one notice?
