I just hosted a seminar at Somerset Winery, our speaker was 30 year RE investor who leveraged real estate investing into his dream of owning a winery, which of course was where we held the meeting. 

I thought when I earned my license that I would "eventually" become an investor but after a year of hosting open houses, running all over to show properties, and putting in offer after offer to unresponsive realtors; the boredom set in and I really didn't feel like I was doing what I cared most about: helping people in need. 

Go to local real estate events near you.Also you can talk to host's on Airbnb, must of them are just trying to find someone reliable to take over there business so they can have passive income.

If you've spoken with me for more than 10 minutes, you know I'm a big fan of STRs and AirBnB as both a host (SuperHost, in fact, nbd, just a celebrity here) and as a traveler.

I also like to reach out to other hosts on airbnb and talk to them about it.

Ask a local pub if you can host a meetup there with the agreement that people will buy at least a drink.
