So we ground it out Myself by giving 30 to 45 minute private consultations to BP members for a modest donation and out of the 200k we raised I think we got about 100k of this through my efforts and the other members of my group.But what put us over the top was BP allowing us to present our charity at their BP con and myself and other BP members also offered their time with private consulting and trips to meet with these top end investors in person etc etc.

I did boot camp at Fort Benning (another lifetime ago) and drove to the city on a recent trip to MGM.

And of course a referral is also financially a lot more valuable than a typical gift.I also don't gift my clients with trinkets and for the longest time I felt bad about it, because the industry is guilt tripping us into closing gifts.

As a part of the Live training class, we include a field trip so you can actually see homes that are in full operation giving you the "context for the content" that we provide.You are correct in the fact that we do not include forms and templates for the operational documents that you will need to operate these homes.  

One major concern to me was they have a dog sitter come into the property whenever the tenant's boyfriend is on a work trip.

Also I will guarantee that if you do this you won't just make 1 trip.  

I have two upcoming trips to Florida in March.

I have made many trips to every market mentioned in this thread accept Hawaii - only one trip there so far.
