Aside from a broken meter, it could be possible that someone (likely a neighbor) is 'stealing' water from you i.e. via a hose, underground connection etc.

You have logically and analytically broken down the flipping process into common sense.

If so, then you basically are relying on them to have done all that homework and research for you and I would ask them about it and why they decided to offer the model/s they do, upgrades, etc.

Things have definitely changed in the past year with Covid but I've still got some favorites like Gatlinburg/Pigeon Forge, Branson, Poconos, Broken Bow, Hot Springs.

Seems like a broken system to me.Are there banks that can give me a 3-5% conventional loan on a Duplex if they're the same price as a SFH?
