Make sure you have plenty of money set aside for unexpected costs and don't overdue it on your first acquisition.

My husband and I were looking to purchase a home that has gone under auction unexpectedly.

I would recommend taking part of 2/3 and having some cash in savings for unexpected events.

I'd offer another possible variant: When the tenants get a tax refund, a holiday bonus at work, or some unexpected income, suggest that they pay a month ahead.

I would also add a fudge factor in there so you don't find yourself eating any unexpected costs in order to do right by your investors.
