In Wisconsin we send the security deposit with "AND" between each tenants name, so it's made out to all of them together - since many times college students don't have the money to pay a new full security deposit while waiting for the old one to be returned when changing roommates, how do you "apply" their new security deposit to their new lease term and refund the amount due to old tenants leaving?

Not really regrets because I had a good time while I was in, but I didn't think things out past a couple of days.If you plan on going to college - then another way is to get a big house with a lot of bedrooms and rent them to other students.

if no license is required to bring buyers and sellers together then there would be no real estate industry and all no department of real estate in each state etc etc.. be just like China they have no rules anyone can do anything.Kind of like student pilots who never actually get their license but continue to fly for years and years totally illegally.. or doctors that practice without proper license or no license at all.. etc etc.. its the law that's why many brokers like myself protect our industry..

The property is near Ohio State University and rented to students which leads me to believe that a lot of the repairs are going towards tenant damage, is it possible to write certain clauses into the leases that would have the tenants pay for any repairs they willingly caused (i.e. broken doors or windows)?
