I googled some of the HMLs in FL, and it is just a different world down there, not focused on 6-9 mth rehab loans but more on income-producing property and allowing for terms out to 5 yrs (and oftentimes catering to non-prime owner/occupants as well).

Over 8 as a gross rental multiplier in Sevier County for overnight rental, in nearly all circumstances, will only produce a positive cash flow if the cabin is self managed and/or paying cash (or very low LTV).

That's assuming there will be enough nominal deposits to calculate income.Another option is an asset based commercial loan, but your property will need to be income producing.

I just listened to his session tonight and while the strategy is definitely interesting, the presentation was almost entirely 1) Things you should already know if you're going to be any sort of real estate investor, and 2) Very high on the motivation/rah-rah to try to drive an emotional response, and very light on the 'brass tacks' of making this strategy actually produce profits (especially compared to the mobile home park guys that spoke over the summer--that was a no-BS presentation).I'm signed up for the Saturday session so hopefully he'll start providing some real details there, but at this point it sounds perilously close to Guru-speak
