Sounds like your experience is almost identical to mine.  

I also know there are side hustles, wholesaling etc, but I am not looking for ideas that will delay the purchase process time wise.Can anyone share some knowledge or experience tailored to my scenario, if there is a way to purchase a house asap in this case?

Had an opportunity to buy a newer duplex and gain experience with 1031 exchange.

But to use a casino analogy, playing with "house money" and getting all the perks is the best way to vacation in Vegas. 

"Good" doesn't mean cheap, "good" to me, means reasonable prices with quality finishes, good time management, adequate experience and no cutting corners.

I still have many years before I can retire and withdraw penalty free, but I was investigating and saw I’m able to take out a loan against my savings and could use it for a home purchase.This gives me a bit a cash to play with but wanted to check if others have considered the same?

He was very shaken up by this experience, and moved everything into individual llc's, and operated that way until he passed away.
