I think you are missing out on going a little larger, such as 30ftx80ft lots and make 2 story homes that are affordable builder grade, that would yield more for your land.

The upside:  better at controlling water onto floor than a shower curtain.My recommendation would be to go with a hotel grade showing curtain; they're available on Amazon. 

You mean in Real Estate you won’t manage all my little worker bees and handle all the business admin as the O-Grade and let me just show up when you need me tell you how messed up your plan is and that it won’t work??

Lots are not graded, but can be graded for slab.

The 10-year-old house on the other hand may be getting to the point where the HWH needs to be replaced, the exterior needs paint, the fir (cheaper than cedar but not decay-resistant) trim boards are starting to show rot as the caulk cracks, the builder-grade windows are fogged and the skylights are leaking.
