After watching numerous videos, I have been wanting to educate myself on real estate so I have been told to check out the BiggerPockets website, along with the podcasts, so here I am.I am making this post to ask what I should do at my age in order to put myself in the best position to run a successful real estate business in the future.

I understand there are likely numerous variables to this question.

Throughout our rental period we kept regular communication with the owners noting injuries from numerous nail pops, dislodged staples, ripped carpet seams and fraying carpet.  

Property:5 units split between two structures on one deed.  3 residential, 2 commercial Current Gross Income is 41K, Net is 25K, placing current market value around $250,000, verified with numerous local sources. 

Unfortunately, without retirement accounts, I won’t have enough reserves when considering the purchase of numerous properties to hit a short term goal of min $1500/month cash flow. 

I am new at real estate investing so I am trying to get my feet wet.

I will be living close to the wesley chapel area and I am looking at a townhome, condo or single family home under 250k for the first property to get my feet wet and get the know the area better.

The fellow turned out to be a disaster: passed numerous bad checks, did not make them good, finally had to go to court to have him removed from the property by court order.

If this is an equity investment, there's also a problem in that rent minus payment does not equal a numerator to properly calculate any kind of return. 

Just got off the phone this morning trying to figure out who my new PM is after they’ve rotated out numerous times now.
