If an experience real estate investor had an opportunity to meet another real estate investor with minimal experience (let’s say he read a bunch of books of investing in real estate and purchased one duplex) would you coach/mentor that person in the whole process of a real estate deal he came across.

There are a lot of people “interested” in wholesaling but then don’t do any action and people waste there time trying to explain how it works to newbies who end up doing nothing.

DSCR loans are very popular right now and many lenders are doing them at 4.5-5.5% with minimal docs. 

This will weed out the majority of leads so you don't waste your or their time.

These tanks can contain anything from waste oil to gasoline, for example if there was a gas station there in the 1950's, those tanks could possible have never been removed and can easily cost 10's of thousands to be remediated.

I think we want to hook people up with good deals and not see good deals go to waste and we like to build social credit by helping others out.

For buy and hold some investors do quite well in C/D in spite of the lower expectation of rental income, by minimizing rehab and vacancies, as the bulk of the market will settle with an almost gravitational force on the cheapest places to live. 

Is the Holding company a waste of time altogether? 

If they have not done a loan on a park before, don't waste your time.
