Hello everyone, I’m a new investor from Houston, TX. ’m focused on the alternative side of real estate investing, so that would be notes/paper/liens, section 8/distressed, manufactured housing parks, international, etc.  

I’m a new investor and would like to hear some opinions on investing in manufactured homes.

I drive a truck 5 days a week, 10+ hours a day, for a major window manufacturer in CA.

Purchase price: $78,000 Cash invested: $108,000 Sale price: $196,000 I purchased an old manufactured home on owned land and removed it.

All complimented with Amazon fulfillment centers, google, and more tech manufacturing jobs.The TRICK, is to not get sucked into the very tempting very low priced houses. 

I have seen many types of people enter the self storage space and do well:  developer, armed forces, real estate agents, sales agents, landscapers, corporate CEO's, manufacturing managers, wholesalers, flippers, property manager, and even insurance sales agents - (I have nothing against insurance sales agents, just attempting to be humorous). 

I was actually thinking about purchasing a lot that is zone R2 or R3 then purchasing a manufactured Multifamily home to put on the lot.

Or just start with a Manufactured Home or Trailer if you don't have enough Down for a House.

Oh the other property they actually sued the hose manufacture and won something like $12,000.
