Is there any upside to purchasing a manufactured Multifamily home

I’ve been looking at multiple listings of Multifamily homes but they seem to be too expensive for existing ones. I was actually thinking about purchasing a lot that is zone R2 or R3 then purchasing a manufactured Multifamily home to put on the lot. To my understanding it would be cheaper to go this route and it would also maximize the $/door does this sound correct or am I totally off base?
