I am still learning a lot ( For example,Recently had a leak on my flat roof That was not fixed properly and the roofer refuses take my phone calls etc) from my first property.

Everything has been fairly uneventful with them - except for having to replace the whole HVAC system the first summer they were in it because it failed (not their fault) - and they do take really good care of the property, they get along with the neighbors, and have even fixed a couple things themselves - like a leaking toilet.

If you are looking for a primary residence the winter sometimes can be good so you can check for air leaks, furnace and other issues but home are usually priced less in the area I am in .

As far as how much of a gut job it is - I can't say with a 100% certainty, but there was major water damage from roof leaks (the ceiling had fallen down in the kitchen).  

I also wasn't planning on changing the one go out of the house, only inside the basement because of the possible sewage leak happening within the house. 

After the inspection report indicated some roof damage from hail, an improper connection to the electrical panel from one of the AC Units, and some minor plumbing under the sink type leaks, as well as some longer thought about having to most likely evict the tenant destroying the other side,  I decided to use that as leverage to reduce the offer.

Because of this, water appears to have been leaking under the door and into the basement. 

I am currently looking at a 4 plex that the seller has disclosed has a roof with some leaking issues.

We have spent about $10,000 putting a French drain and Sump Pump as well as repairing a leak.

The bill for this month was $240.I want to add that I have had leaky faucets, a running toilet, and a leaky connection to a washing machine cause my bill to increase by $50-100.My suggestion is to check every unit for leaks.
