The prices, while not easy pickings, are much better than Denver, and I think there's still room for some good appreciation.

I will second, the buyers are easy to find.

Seemed very thorough and  had a very easy to understand color system in the report to let you know how bad the situation was.

If there was an easy bullet like buying a list, everyone would be doing it and doing it successfully. 

You’d think that if you compare to San Diego every single place is an “easy win”.

It was easy to set up and use.

Dogtown is a great area that's walkable to Forest Park with easy access to both 64/40 and I44 so I would think this development would do well, even with rents in the $1200-1900 range.

Thank you for sharing your experience, it is not always easy to do but it is very helpful to new investors like myself. 

I’d posit that zoning isn’t what you need it to be and how long/easy/hard the rezoning process is will likely be highly dependent on the city.

That being said, you could either become an agent now, bust your *$% for 2 years and qualify for the loan then OR you could still be an agent and find a co-signer/partner to go in on a deal with you sooner.Being an agent is not easy but its simple.
