This is when I knew I was analyzing plenty of deals because I no longer had to put in the calculator and could "red light" or "green light" a deal as soon as I looked at it.

this will sound dumb and im sure everyone is going to say no way. but possibly change those counter tops in the kitchen super cheap and will look way better then the green ones. i think the price point looks fine if you do drop it maybe try going down by 50-100 and seeing if that helps at all.
