Realtor Red Flag? Cannot provide rental comps in area

I am trying to invest in a new out of state market. I asked my realtor for rental comps for the area and she told me she cannot provide those because she is not a property manager. My realtors in other areas have provided these for me with ease. Should this be a red flag?

    It depends on what market you are looking in. In some markets, realtors have no involvement with rentals and licensed property management companies handle all the rentals. In those areas, I am not sure how much gets listed on the MLS. So, if everything is on the MLS then it is accessible, but it's possible in some markets that this is correct, however, I still would guess an agent has access to the numbers.
