Each Strategy is a BUSINESS Strategy.In the case of my Benevolent strategy of helping needy tenants, I am using the "Customer first" Business Strategy.This may work for me as my properties are in NYC in Class B or better neighborhoods.But it may not be YOUR strategy because your Customers maybe different than mine, and in fact, they are.I do question the strategy of working a job as a Landlord and not enjoying it.

Also, I have low closing costs because the current owner is a relative of mine so we would not be using agents or anything just switching title over. as for the 3% down payment.

Mine is doing 3 months to start(yes, it's all due at the end), but I think you should do your best to treat your tenants a similar way.
