I've have the land for sale for over a year now at $500k and $700k, they're both paid off and have been owned a while but they're in a foreign country so no bank would lend on them, but Im learning land is very illiquid and all the offers I get are low ball offers.So now that I have more money and experience, I prefer lower cap rates with better tenants and more liquidity bc I want to be able to sell these properties if Im ever in a bind god forbid or if a bigger project comes around and I have an opportunity to make a bigger move.

I keep reading where people say you have to register your entity as a foreign entity to own property in other states, this isn't always true.

It could make a huge difference, just having somebody to check up on the property manager from time to time, or somebody who can actually give you contacts for a few reliable contractors etc.If you need to finance them, there are lenders now who will do asset based loans (don't need proof of US employment income) and will lend to foreigners.

The main reason I'm curious about whether I should have a US postal address with forwarding is because I worry that when I send out a direct mailer, the responses will be lower due to the fact that I'm a "foreign investor" if I have a Canadian address on it.

Registering this "foreign entity" with your home Secretary of State oftentimes incurs the same costs and sacrifice of privacy as forming it in that state in the first place.

Main problem is that as we are non-resident foreigners, we cannot file jointly and just do the simple thing; and to fill the form 1065, Schedule B, Question 16 asks for foreign partners and leas to more forms.Are there any accountants knowing this stuff in Ann Arbor/Detroit area?

Don't forget we also have an unlimited amount of space where new homes are being built as fast as they can put them up.Don't get me wrong, my friends and I have made a lot of money off of out of state (and foreign) investors blindly throwing cash our way because they read that DFW is a great place to invest, but Texas isn't California and the sky is not the limit here for housing prices or rents.You are more than welcome to send your money this way (we will also tax you to pay for our schools and $50,000,000 high school football stadiums) but if you are going to invest out of state there has to be better markets than DFW.I hope someone chimes in that completely disagrees with me.
