We are trying to find some general contractors to bid out some extensive renovations, however it's extremely difficult to find vendors willing to drive out to the coast for work.

The barrier to entry is high due to pricy API access, but this could be extremely lucrative if we get it going!

Just know mailers are like sales cold calling, they have a very limited success so do not give up early!

If the repair was spot repair using the same materials as the rest of the roof, actuaries will get cold feet and push for limitations on coverage, increase of rates, etc. 

So my question is, what method do REI in California use to get lists and phone numbers to be able to cold call homeowners interested in selling their properties?? 

A friend who is an extremely successful RE investor tells us that umbrella policies aren't necessary, based on his experience.

I've used them for several of my triplex builds and are extremely knowledgeable. 

And to show you that I am not just a random guy that just gets 3 leads a year.... my numbers are extremely accurate.We get about 4 to 12 free motivated seller leads every single day organically.

It also makes it extremely difficult to get a loan as the business when you do not own the soil.
