Best Way to Capitalize on Off Market Properties?

My girlfriend & I both recently graduated from Coastal Carolina University in the Myrtle Beach area. She is working for a marketing firm & I am working for a commercial real estate consulting firm. We both want to get into investing in real estate with our house first purchase.

With residential home prices at historically high levels, we are looking at off market homes to Live in and Flip to get started in the game. Every evening after work we spend hours driving around the area and compiling a list of fixer uppers throughout various neighborhoods.

None of these home are currently on the market. What be the best/creative ways to effectively reach out to these home owners?
