At the moment we are looking for properties in the Port Jervis, Newburgh, Middletown and surrounding area.

My rule of thumb is as long as the cabin is within a 15 minute drive of either the attractions in Gatlinburg or the attractions in Pigeon Forge, you're in good shape, just buy where the best deal is, the rents and occupancy rates are going to be comparable. 

We arrived a couple of months ago and bought our first house, but I have this drive burning inside of me telling me I should/can/will do more. 

Not interested in Tampa or any other surrounding neighborhoods, would want it near the attractions. 

Shower surrounds are pretty much out in most nicer rentals that I see (although not in hotels interestingly enough). 

Focus on one and drive towards that one goal every day.

I am approaching this casually at the moment, but it seems that the number of multi-family homes in the Phoenix and surrounding areas are very limited -- I guess it's a difference of culture or the fact that land is so cheap in the southwest that there isn't much demand for a duplex/triplex/4-plex.At any rate, I'd like to hear from anyone who has invested in this region.

Is it just a get to know each other meeting, and the client has to drive to you/your office?
