@Joe Splitrock notice to quit goes onto the door once they refuse to let me in to fix the drain and it is determined to be destroyed.

For example if say a tenant destroys a carpet and the carpet is 10 years old you may not be able to charge for that as carpets have a 5 year life span.  

I would prefer a solution that results with these tenants being gone and the place not being destroyed.

The challenge might be identifying without destroying walls and celings.

For example there are lots of farmers destroying tonnes and tonnes of fresh produce rather than sell it and bring prices down.

I know because I worked for an owner who told me to lower my standards during the recession in 2008, and we ended up with a disaster tenant who destroyed carpets, on and on. 

They charged extra fees for any work after regular hours calling it emergency, and then had their maintenance/landscapers go cut down a tree in her backyard on a weekend, charging a supervisor fee that was extra, charged extra for the landscaper calling it an emergency, to a bill to destroy a perfectly good tree for around $1,000. 

Just like all squares are rectangles, but not all rectangles are squares.If it looks like a duck, and it walks like a duck, and it quacks like a duck, it's a duck.If by some miracle I were to make a get-rich-quick scheme like that succeed, that's the kind of unearned luck that can turn around and destroy lives. 

If you are getting rent and she is not destroying the property that would be considered a plus.
