For example if say a tenant destroys a carpet and the carpet is 10 years old you may not be able to charge for that as carpets have a 5 year life span.

I know because I worked for an owner who told me to lower my standards during the recession in 2008, and we ended up with a disaster tenant who destroyed carpets, on and on.

They charged extra fees for any work after regular hours calling it emergency, and then had their maintenance/landscapers go cut down a tree in her backyard on a weekend, charging a supervisor fee that was extra, charged extra for the landscaper calling it an emergency, to a bill to destroy a perfectly good tree for around $1,000.
