huge on property investments for rentals/rehabs and all. it's still a lot of good things going on. they're cleaning up big time even in the distressed areas the dusty big bad wolf houses are being blown down, so in another 2/5 years a lot of properties values are going to go up, and a lot of people are coming back with that tax abatement, paying no taxes on the homes for 15 years is motivation.

While appraisers shouldn’t take too much into account about how clean and pleasant the tenant is, as noted above, everyone is human and such impressions can make a difference.

The house just needs carpets cleaned and a little paint, easily under $1k of work.

They are not separated, electric, water are all on one meter right now, for both homes. 

if the driveway isnt TOAST.. maybe a good cleaning and some repairs?

Regarding maintenance, lease only mentioned that tenants are responsible for the following:-All electrical systems and fixtures repairs when those are necessitated by the fault or negligence of the tenants-All doors, windows and frame repair -Protection against insect and pest-Structural repairs from tenants fault-Routine HVAC maintenance and repair-Lawn.

Requested areas of work that we need is Electrical, Foundation & Roof, Plumbing.

Let them know that the day after their deadline, you will have workers scheduled to clean carpet, do work in the home and they must be out. 

That also explains why my 100% remodeled from head to toe house gets appraised at the same value as a similar house that hasn’t been painted or cleaned in 40 years.
