Once you factor in their drive time, offer time, broker payout split, food costs, etc. they might do better working at Mcdonald's........... : )I have SFR broker friends and they sold to investors 3 to 4 years ago when markets were frozen and  cash was king.

Florida law also says there cannot be evidence of anyone living there, such as fresh food etc (utilities are a "grey area")I have done this once before with furniture, a gas grill etc. but I would be concerned with the motorcycle.

No helpful advice, other than to keep standing firm on her move-out date.It's just so eye-rolling with her "mother to mother" plea...yet she had no problem taking the proverbial food out of your children's mouths (ie by not paying her rent on time) and cussing you out in front of them.

Second, that "bunch of locals" you saw standing around were the very ones who pulled out their own machetes and chainsaws and helped clear the roads after hurricane Maria (I was here, I witnessed it), who carried food and water to elderly neighbors, etc, who collect fruits and coconuts from their own yards and sell them at roadside stands.
