The zoning would not allow us to build a multi-family without subdividing the lot, however we were able to "replace in kind" and then change the use.

@Elizabeth Wilson  its far to early in the process.. having done this for many years before it became ILLEGAL in our state the only way we bought them was within 48 hours of the auction and usually the day before.you need big time cash and big time risk and you need to have in at title company that will give you a date down on the phone.. if your in a title abstract state that takes for ever to run title I don't see this as any kind of viable.

How about giving us a real world example of a property you bought in the last 12 months, with address to show us what kind of deals we are missing out on.  

Ask for their schedule E to see the kind of business that it actually did.

The representative informed me that because there was already a paid advertisement for that building on the site I was not allowed to post on my own and I had to contact the property managers for the building.Has anyone else had to experience this kind of runaround and hassle just to list on either of these sites?
