I'm looking at it from an ARV view because I want the most value after completed and to me it makes sense to do central HVAC Units, assuming they will give me a higher ARV when completed.

I know this will make it a little more difficult but it is in a perfect location with beautiful views of water, no neighbors behind and the house next door is a custom built Mcmansion, the area is coming up fast.

So I would be making the offer for somewhere in the neighborhood of $175,000, keeping the roof in mind and an open mind when viewing the property tomorrow if other repairs need to be done.

Only teenagers and sub-30 year olds believe they are unique, special and have a "different" view than everyone else. 

And, each subsequent dividend (rent) all are viewed as tax free.

Considering they aren't here to view the property, those buyers could always come back at me and say I just wanted to double end the deal and didn't care about their best interest.
