If you decide to allow pets and then make sure your property is actually pet friendly as far as the types of flooring, furniture, amenities you offer and have a strict RA in place outlining what is expected I think going pet friendly could be to your benefit.

like mentioned above CLEAN windows seals PAINT cracked ( gator skin ) looking old paint .only one house we replaced all the windows as they where dated just make sure you know what the inspector needs and is looking for and you will be fine and the tenets will be safe :)
