I've been extremely fortunate with my first tenant for the past year and a half and haven't done regular visits to the property but I realize this may not always be the case.

. :) I enjoy helping people afford visiting NYC; we get to be fairy godmothers in each visitor's heroic journey. 

I am quite unfamiliar with this process, having never had to do it previously, after visiting a decent amount of websites, I understood how to perform it and usual costs range around 1,000 bucks to do (?).

On my visit what should I look for? 

I've been cruising the markets, visiting houses, and practicing pulling comparablesI have lots of goals, but my biggest medium term one is building my business to a point where I can quit one (or both) jobs to help keep it going.

We will be visiting in a few weeks so we can set up some new protocols just not sure how to approach this?

We had some guests stay 8 days through VRBO (more business through Airbnb, doesn't really matter I guess).We talked on the phone and texted quite a bit prior to their visit. 

4) How often (if at all) do you make a visit?

My wife has some friends living there and I have enjoyed our visits to that area.

But the recession created 1,000s of foreclosure investors...Go visit a few auctions and get a feel for what competing for a home at the courthouse steps is like.
