That is a high rebuild price on that square footage....I would think a $450000-$500000 policy should suffice.

While this is ongoing, read up on tenant screening, start coming up with a new lease so new leases cover 1/4 of utilities, billed as part of following month's rent, or set cost based on square footage built into new rent, if area will support higher rents.
