Though out my younger teen years real estate investing was always something I was interested in and I have done quite a bit of research on the topic, but am nowhere near being well versed in all there is to know.

Well typically speaking the arbitrager, but the real answer is the lease agreement will outline who is responsible and it is technically negotiable.

Having a solid team around you like agent, lender etc.

I really liked finding the probate houses there, which often have great structure and outdated paint/carpet.  

They wash up really well and hold up very well.
