Arbitrage Utilities - Who Is Typically Responsible?

Hello real estate arbitragers,

How do you typically handle utilities in arbitrage deals? Does the landlord take care of them, or do you as the tenant take care of them?

Well typically speaking the arbitrager, but the real answer is the lease agreement will outline who is responsible and it is technically negotiable.
