To give a little background on this property it was recently remodeled top to bottom and although it looks really nice and a lot of items are new the quality is of average building material. 

The luxury listing market requires much more targeting and finding because it is tough in the 3.7m range now all around.

Has made it tough moving forward with investing as I am sure you are aware.

Use top quality materials, you want this to last a long time.If the spawling is bad, chip off all the loose and soft parts and fill the voids with concrete, then skim coat the entire outside.

Others on the West coast should take a good long time for due diligence and be wary that turning low end apartments around is a pretty tough job..  

The school and the teacher must be accredited, the course material is also required to be approved by the commission. 

If you find a distressed property, noting says you can't charge a 10% commission or a flat dollar amount, simply explain it's a tough property to move and that it requires more work.
