I have talked to a guy there who simply lied, that, or he didn't know squat.As to the underwriting, you're correct it's 75% for cash out after one year.I agree with Chris, a portfolio lender could be a better bet.The rule as to values is the cost or purchase price or the appraised value, which ever is less within the first year, after one year the appraised value is used. :)

You will make much more if you leverage your own funds with hard money but as per the other posts, you will have to cover a significant amount of cash with your own funds.Flipping is a numbers game and the numbers don't lie.

Found him online, so really he has no real loyalty as in a 3rd party connection.That's the thing, he is extremely efficient, and I thought we got along well and I could trust him.But I guess actions speak louder than words.I will 'interrogate' him tomorrow about the situation with rapid questions and if it's obvious he's lying I don't see the point in working further with someone I can't trust.
