The APP will save property addresses you want to market, skip trace the owners, and send postcards with a touch of a button. 

I personally don't put a value on it but when I was helping a new coworker find a property he stressed that covered parking was a must for him because of his car (a Nissan Z).

He was under increasing stress.

I wouldn’t want to be stressed over the next year wondering when and If....

The way I see it the bigger the heads up the less stress for the tenant.

i am really stressed about it now as i found out how sever the damages are and it happened just 9 years ago.

Regardless of where the new people emigrating from, I think the challenges are basically the same (increased demand, stress on  infrastructure and services, etc).The real question is how are you going to use this information to alter your investing strategy? 

I always stress to the new tenant that it is for any damages and not rent.Most landlords/Property Managers ask for the same amount of deposit as monthly rent....I think this contributes to above problem.

Which turns into a whole lot of calling and non motivated people who figures they would press the "Tell me more" button because they were bored. 

I stressed the importance of good tenants.
