First real estate investment property

Ok guys and gals. I will be closing on my first investment property soon (a duplex). I would like to ask you guys/gals a “simple” question. Thinking back to your first investment property, what were some of the mistakes you made early on?

I know there will be mistakes and lessons learned along the way, but technology like Facebook, BiggerPockets and YouTube can help reduce those mistakes.

Any suggestions, tips, insights or information you can share would be greatly appreciated!
