If they are worried about you charging them for things they aren't responsible for, just tell them you are honest and will handle the deposit according to the law and the lease, then shut the conversation down.

If you are unfortunate enough to NOT have separate electrical services, they NEVER shut off lights or AC, and leave the doors open, AND then raise cain when the CAM charge goes up 5 cents.In my experience, they are NOT significantly better or worse than residential tenants, unless you are in the really big league.

The utilities are started and stopped by me the landlord, if tenant fails to pay, before the utilities are shut off we are notified so no property damage is done.

They have a motion detector and timer, so they shut themselves off if no motion is detected for 10 minutes.Almost all lighting has been converted to LED lighting.

I don't see management companies able or willing to do the small things that lead to bigger problems. ( Its been windy lately here in Minneapolis- here is a perfect example, The rental next to mine has a broken storm door and its just blowing open and then slamming shut for weeks now and no one cares.
