One approach I've seen work well is to let the tenant know that there are appliances in the house that they are welcome to use, or you can remove them if the tenant doesn't want them there, but that you will not be "providing" appliances.

If you do not do this you will end up with gouges.Sand the edges, then the field, then vacuum, then move to next higher grit.The 20 or 40 grit is for stain removal, and leveling.

Not saying they have a right to sue you maybe they don't but they WILL name you and you will have to defend and try to get yourself removed. and this will cost a ton in attorney fees.. so best to always have good insurance.. there Is some risk in real estate..

Our lease holds all accountable jointly and severally, so until its a breach situation, CC everybody with clarification of what will happen if the rent is not paid, then leave it at that.I also schedule an inspection of the property.Holes "magically" appear in the wall when angry people live together, and cleaning/trash removal can become a game of who can ignore more.

As you can read in the above linked post, my basis in each lot after development (including demo, survey and subdivision cost, utility connections, grading, tree removal, etc) was right around 208k per lot.

When you run your expenses on properties be sure you're accounting for vacancy, accounting, advertising, cleaning, insurance, lawn care/snow removal, legal, management, maintenance/repairs, cap exp., taxes, utilities (water/sewer, electric, gas, oil, trash, etc).
