If Tenant drops off payment, it should be returned to the Tenant and doesn't require a note reminding them of anything.

Reminds me of when I bought my three family in bed Stuy in 2006.  

Do I say something now, reminding them they are required to keep the apartment clean?

This is a good reminder to always check backgrounds very thoroughly, look for red flags, and make sure to try and get the best tenants you can.

Robert Kiyosaki said that he hung a picture of a Porsche on his wall and that was a visual reminder of his original goal.

Then remind her when you're half way there, then 3/4 the way there.

Since she is month to month you can serve her notice to leave if you want or reminder her she is able to leave at her will.
