Can tenant pay owner without permission

Hi. A rental property has a manager. The lease says that the landlord can designate the payment location and has designated the manager to receive payments. The tenant doesn't like the manager and drops money off at the owners house with witnesses. Is that considered non payment or breach of contract? The tenant also annoys the owner about the property, without actually threatening him. What can be done? Thanks

2. The Owner should be firm by rejecting all communication from the Tenant. If Tenant tries to contact the Landlord, they should report that to the PM and let the PM handle it. If Tenant drops off payment, it should be returned to the Tenant and doesn't require a note reminding them of anything. Just send it back. If PM doesn't receive the rent per their instructions, they should treat the rent as unpaid and deal with the Tenant accordingly. In my lease I have a penalty for every time the Tenant attempts to contact the Owner directly.

3. The reason Tenant's don't abide by the Agreement is because nobody is forcing them to. Do you think my mortgage lender would allow me to deliver payment to their personal home instead of their designated office? If you want to be a professional, you need to act like a professional.
