Do I normally have my awesome real estate agent ALL of the legwork?

I am new, like pre-school new, to real estate investing and am confused about where to even start. 

I am looking foward to learing what ways I am able to invest more into real estate as well as using the benefits to obtaining more and more properites. 

Many real estate agents (and I so appreciate mine) are not investors. 

I am currently under contract to purchase a new primary home for myself.

You could purchase the property in an LLC or perhaps subdivide the cottage residence and own that in the LLC that owns your other rental property but not sure how that would impact your financing and how practical that subdivision would be? 

I fear the timing may be an issue with the large transaction volumes, and money in money out scenario.Any advice regarding the best accounts for SPE LLCs used to invest in and hold real estate would be greatly appreciated. 

Hey, This is a unique situation, I purchased my second property in June 2024, a single-family home that used to be a duplex, and is still zoned as a duplex ( remains 2 addresses).
