Have you built financial models that allow you to quickly and easily evaluate a property and also track your investment's performance?

It's a poor model to pair any capital gains or cash flow into things that will cost you money.

J Scott has a good business plan you can model from from his site at 123flip.com.Overall though I wouldn't kill yourself over the business plan.

After getting hands on experience with just about every repair imaginable I've realized that I'd like to lean more toward flips than anything,  but my personal model is still developing.
