However for improvements to prevent weed liens by cutting the grass can be argued as ‘money Spent’ and no cap in this scenario... just rational sense. i,e $5k to cut the grass on a 40’x110’ lot (w/or without structure might be questioned.

When you look at a house built on slab, you will want to ascertain whether the slab was insulated (and how much); whether there is a vapour barrier under the slab; what nature of footing was poured at the perimeter; and, if applicable in your area, if any measure to address radon have been implemented

The lease agreement says: "Tenants are responsible for proper yard maintenance and upkeep including but not limited to mowing, watering, cleaning gutters, raking, and shoveling of sidewalks".Are there any Colorado Springs or state of Colorado laws that would prevent an owner of a home from requiring the tenant purchases their own equipment?
