Slab on grade foundation issues?

Hi all,

Im viewing an SFR house this afternoon with a slab on grade foundation (basically built on concrete, no basement). 1000 sq ft.

Has anybody had any issues with this type of property?

The only issue with slab is typically the plumbing is in the slab.  Any issues with the plumbing will require you to saw cut the floor and isolate the floor.  Sometimes the HVAC duct work is in the slab as well.  Otherwise no issues with it.

If you believe there are issues with the slab on grade foundation you will need to be more specific. Slab on grade construction is very common. However, there could be issues. If you have viewed a property with severe cracking or settling there could potentially be issues. If there is not any cracking or severe sloping/settling you should not have anything to worry about.

Here in Georgia properties are either on a slab or on a crawl space. Basements are not at all common. I have properties on both slabs and crawls. A crawl space or basement allows flexibility with plumbing modifications. A house on a slab is pretty inflexible in that regard. Our personal house has a basement.

Of critical importance is whether the slab is a "slab on grade" or a slab with frost walls. In warmer climates, a slab on grade may be fine, but not in an area that experiences seasonal freeze/thaw cycles.

Slab construction for residential properties has become more prevalent in recent years around here, but it is still far more common with commercial construction.  In my experience, slab construction has different, but no more issues than a crawl space or basement.

When you look at a house built on slab, you will want to ascertain whether the slab was insulated (and how much); whether there is a vapour barrier under the slab; what nature of footing was poured at the perimeter; and, if applicable in your area, if any measure to address radon have been implemented.

When looking at the house pay particular attention to the location of plumbing fixtures and any other lines (gas, electrical, ducting, etc) as they will be more costly to move than they would be with a basement.

Additionally, if the building is older and has cast iron or copper DWV, you may want to have the lines scoped to ensure they are in good condition (as it can be a big, disruptive job to replace bad lines).

I have a multi in the US with a slab.. no issues..

Just make sure price point is a whole lot different vs basement
