Hi everyone -I'm working on a deal in Springfield NJ, but am having difficulty identifying comparable sales.  

I have an 8 acre tract of land in the Florida panhandle that I want to develop into a small subdivision. 

then when the subdivision happens lots are divided etc. the renters can buy the house with a bank loan and we could use that cash to pay for subdivision costs. if it is possible to have a rent to own agreement before the lots are divided, what would be the best way to make sure the renters don't end up with the soon to be developed lots?
