Looking for Quick Comps for a deal in NJ

Hi everyone -

I'm working on a deal in Springfield NJ, but am having difficulty identifying comparable sales.  The home is a 2 family, over/under duplex with 3 beds and 1 bath.  Everything was renovated within the last 5 years, with exception of the roof (15 years old).  The house isn't the prettiest, but rents at $3k/mo.  The owner claims its worth $500k in current conditions.

I've looked in the MLS and didn't see anything immediately jump out. Does anyone have an idea?
