Hayward is still affordable compared to surrounding cities but offers the same features. 

Ground needs to be graded so rain water flowing downhill stops flowing under the house.  

I understand there are ways to get off the ground more efficiently and less expensively but it’s important to me to do this in a way so I learn the details in a scalable way.

If they just paid the normal amount, it would not be enough to cover the rent and I have grounds to evict for non-payment of rent. 

And along the way during the 45 day period they have boots on the ground in Cleveland, Memphis, and Jacksonville. 

Larger box spaces tend to take longer to lease out as bigger companies are slower to move and rent is typically higher compared to a larger pool of smaller tenants going for the regular type spaces.National tenants tend to want brand new buildings with higher ceilings for storage and shipping.

It would be nice to talk to someone that already had boots on the ground.

Here's some safe advice, Stay Local and join your REIAs and Meetup groups.........much, much, less expensive training(compared to Gurus) with much better content.Sorry for the long post but needed to comment on my disastrous experience.

But before that I’d like to find a good investor friendly agent in Memphis, some boots on the ground and also meet some rehab investors in the area.I'm planning visit Memphis next month to meet and know better this incredible market!
